required to pay at least 20% of its total
value. If you prefer to pay or if you can
only afford to pay less than 20% for the
down payment, the lender will ask you to
get a mortgage insurance. Take note; do
not confuse yourself between mortgage
insurance and homeowner's insurance.

A homeowner's insurance is a type
of coverage that PROTECTS YOU, the
homeowner, from any perils stated on the
policy like fire or flood. The mortgage
insurance on the other hand PROTECTS THE
LENDER, in case you were unable to pay for
the mortgage in the event of your death,
disability or any incapacitating
diseases.
The mortgage insurance or private
mortgage insurance (PMI) answers the
remainder amount of the mortgage. Now,
since the mortgage insurance protects not
the homeowner but the lender, you will not
get any amount or payoff from your
inability to pay the mortgage. The sole
beneficiary of mortgage insurance is the
lender. This is also the reason why
lenders require PMI to all mortgage loan
applicant who wishes to purchase a home
with lower than 20% down payment. Aside
from this, the buyer has no choice but to
accept whoever insurance company is
referred by the lender. Although you can
ask for the figures and rates, and can
expect an answer, you really have no
choice which company to purchase your
mortgage insurance from.
